Begin with your own tenancy documents
Before setting a cleaning plan, read the tenancy agreement, entry condition material and any end-of-lease directions from the agent. These records describe the property and what has been requested; a general online list cannot replace them.
Walk through the home with those notes nearby. Write down rooms that need special attention, access constraints, and any fixtures or appliances that are excluded from your agreement. Mark cleaning separately from repairs, rubbish removal or pest treatment.
Work through kitchens and wet areas carefully
Kitchens contain a mix of surfaces and removable parts. Note whether the oven, trays, cooktop, rangehood, cupboards and inside of the fridge are included in the requested work. Do not assume appliance disassembly or replacement parts are part of a cleaning service.
In bathrooms and laundries, list the shower glass and tracks, fixtures, cupboards, floor waste and other accessible surfaces. Heavy mould or damaged grout can need specialist assessment rather than ordinary cleaning.
Record what the quote actually covers
When arranging help, provide the property type, room count, suburb, date, access details and a copy or summary of any additional agent instructions. Ask for the included work and exclusions in writing before accepting the booking.
Mantra Cleaning Service’s printable checklist is a discussion aid, not a regulator-approved document or a promise about a bond outcome. If your agent’s instructions differ, raise that difference before the quote is confirmed.
